Why DwellRecord exists
I built DwellRecord after two things happened back-to-back.
When I sold my own home, I realized how much money homeowners leave on the table at tax time because nobody tracks the improvements that raise their cost basis over the years. Receipts fade. Spreadsheets get lost between computers. Contractors disappear. And when a closing statement finally lands, the math punishes people who did the right thing but couldn't prove it.
Then friends of mine lost their home in a wildfire — and discovered, in the worst possible moment, that reconstructing an inventory of what they owned from memory is nearly impossible. Insurance payouts suffer for it. The people who need the most help to rebuild get penalized for not having kept a running record of what was in their house.
DwellRecord is the tool I wish we'd all had before any of that happened.
What we build
One simple, affordable platform that does two things well:
- construction Capital improvement tracking — every renovation, contractor invoice, permit, and before/after photo in one place, with a running total of your adjusted cost basis.
- door_open Room-by-room inventory — photos, serial numbers, estimated values, and receipts for everything that matters, exported as a PDF your insurance agent can actually use.
